Hillside House is a development of seven single office units, ideally situated in the center of Swindon on the main business link-road between Old and New Town.
The offices have all been refurbished to a good standard and each has independent, individually metered electrical wiring. Independent heating and fluorescent lighting throughout. There is also an allocated parking space to each unit.
Within the rent is a fixed service charge which covers the cleaning and maintenance of the common areas of Hillside House, lighting of common areas, fire prevention and building’s insurance. This arrangement enables tenants to budget their overheads accurately as they need only to add in the business and water rates payable on each office, their telephone and electricity costs.
One other feature of the Tenancy Agreement, which makes Hillside House especially interesting to small businesses (and to large businesses requiring a pilot office), is that tenants are able to give one month’s notice to terminate their Tenancy Agreement with no further liabilities other than redecorating their office. Obviously, if the office is re-let before the one month expires, a refund is made to the tenant.

The Tenancy Agreement
The Tenancy Agreement is available on an internal repairing Tenancy Agreement, with the tenant having the option to surrender, giving one month’s notice, expiring on a rent day. There are no legal costs in the preparation of the Tenancy Agreement.
The Rent
The rent is payable monthly in advance.
The Deposit
One month’s rent deposit is payable on signing the Tenancy Agreement. This deposit is refunded on termination of the Agreement once the tenant’s decoration liabilities have been fulfilled and the keys have been returned.
Service Charge (included in rents quoted)
A fixed service charge covers maintenance etc, of common areas, fire prevention and building’s insurance.
Tenants are liable for the business and water rates on their suite. (Separately rated).
All rents include service charge.
Value Added Tax
Value Added Tax is not charged on the rents under current legislation.
Small Business Rate Relief
If tenants qualify for small business rates relief, the reduction is currently 100%. This results in a nil business rates charge to those tenants who qualify. This 100% reduction has been agreed from 1st April 2017 until 31st March 2018. The Chancellor may or may not adjust this rate of relief in the next budget.
